Questions from Whyteleafe
Does a conservation area affect roof work in Whyteleafe?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can a landlord with a rental near Upper Warlingham station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays and at weekends. Just phone 07833 053749 or use the contact form to arrange a day.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
How a gutter survey works in Whyteleafe
Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We’re frequently asked to look into gutters full of debris and silt and water backing up from a hidden gutter, across fascias and soffits, parapet and box gutters and downpipes.
In a small place like Whyteleafe, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

How the survey changes by roof type
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
What affects the cost of gutter surveys
Prices always include VAT. What changes the price is:
- The roof’s overall size
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
- Height and safe access
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
What to tell us when you contact us
We’ll usually ask about:
- Anything about access we should know
- Where any leaks, stains or damp patches show inside
- What made you get in touch
- Pictures from the garden or a window, if you have them
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Why act early in Whyteleafe
Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. Where a roof is exposed, as many are in small places like Whyteleafe, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Whyteleafe, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, you let us know what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a report with photos and recommendations.
Preparing for the visit
- Find any records of previous roof work
- Tell us about parking before the day
- Agree roof access with the managing agent if it’s shared

Roofs, chimneys and gutters in Whyteleafe
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Addington Palace about 3.9 miles north-east, Whyteleafe sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Upper Warlingham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Whyteleafe Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Blanchman's Farm is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
