Storm damage roof report in Whyteleafe: what you get

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. If you’ve noticed broken or displaced guttering and damaged pots on the stack, we can find out what’s behind it.

In a village or hamlet like Whyteleafe, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

For landlords and managing agents

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What this survey can’t tell you

Before you book, it’s worth knowing what a survey won’t do:

  • Your insurer’s view of the claim
  • The outcome of a claim
  • Acting for you with the insurer

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Roofs we survey in Whyteleafe

  • Flashings
  • Slate and tile slopes
  • Gutters and fascias
  • Chimney stacks
  • Flat roofs
  • Ridges and hips

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Whyteleafe roofs and the weather

Addington Palace, about 3.9 miles north-east, is one of the historic houses in the wider area around Whyteleafe. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts.

Living close to Blanchman's Farm is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take an older house close to St Luke: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Whyteleafe is about 1 mile north of Caterham, in Surrey. We survey roofs in Whyteleafe and the surrounding area across London and South East England. Whyteleafe is one of the towns and villages in Surrey we cover for storm damage roof reports. London is in our area too.

Do you need a storm damage roof report in Whyteleafe?

Landlords and building managers often need a written record after a storm. The report can be shared with owners, tenants or insurers.

Problems we come across often include:

  • Gaps where slates or tiles have gone
  • Damage from fallen branches or debris
  • Loose or broken chimney pots and cowls
  • Gutters pulled loose in the wind

If you let a flat or house near Upper Warlingham station, tracing a leak quickly matters when a tenant is living with it.

Choosing a roof surveyor

  • What the survey will not cover

What to expect from a roof survey

How we price storm damage roof reports

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The roof’s overall size
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Getting in touch

A little information up front helps. Please include:

  • Any photos you have, taken from ground level or a window
  • Access details, like a loft hatch or a shared roof
  • The kind of building and roof involved
  • The address and postcode of the property

We confirm the price for your survey before you book, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. It usually takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. In a hamlet or village like Whyteleafe, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We note the date of the storm and the damage you’ve seen.
  2. We check the roof from wherever it is safe.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Before we arrive

  • Make sure the loft hatch can be reached
  • Agree roof access with the managing agent if it’s shared
  • Gather any invoices or paperwork from past roof work

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Stay off the roof. Photograph the damage from below or from a window. Note the date and time, and photograph any damage inside.
