Gutter surveys in Farleigh

How a gutter survey works in Farleigh

Some gutters are easy to see from the street, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey valley gutters, eaves gutters and downpipes, and people most often book us about downpipes that are split or coming away and overflowing valley or parapet gutters.

Somewhere as small as Farleigh, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Rot or damp concealed behind fascias or inside walls
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Downpipes

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours at a typical home, and longer for a large or complex roof. In a small place like Farleigh, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

When to book a survey in Farleigh

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

Common reasons to book include:

  • Leaking or loose downpipes
  • Fascia boards damaged by overflowing water
  • Water backing up from a hidden gutter
  • Gutters packed with leaves or moss

Take a building like Meridian High School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What exactly goes into their report
  • What insurance they carry

What a roof survey includes

Gutter surveys around Farleigh

Historic houses like Addington Palace, about 2.2 miles north, show how far back building in the area around Farleigh goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St Mary the Virgin: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces like Ledgers Wood can get more leaves in their gutters in autumn.

Tips that help

Over many surveys, some simple habits stand out:

  • Check for spilling water in a downpour
  • Watch for green marks down the brickwork
  • Keep climbers away from the eaves
  • Look for downpipes coming loose

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get the gutters cleared every year or more often near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a small place like Farleigh, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Farleigh: your questions answered

I let a flat near Upper Warlingham station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Farleigh within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

What happens next?

You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How do I arrange a gutter survey in Farleigh?

Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.
