Pre-purchase roof survey in Farleigh
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. Common reasons to book are loose pots and cracked flaunching and blocked or leaking gutters, across clay and concrete tiles, the roof space and natural slate.
Somewhere as small as Farleigh, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works
After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Around Farleigh, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a report with photographs and recommendations before you exchange.
Before the survey
- Let us know about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors
- If you’re buying, check with the agent that we can get in

Advice
Farleigh questions
How do I find out if my home in Farleigh is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Farleigh within the area you cover?
Yes, Farleigh is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
Why act early in Farleigh
Lots of buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. In a place like Farleigh, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Signs you need a pre-purchase roof survey in Farleigh
Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.
Most people get in touch when they’ve noticed something like this:
- Signs of past leaks inside the loft
- A ridge or slope that dips
- Chimney mortar that has eroded
- Quick fixes on flashings and valleys
Take an older house close to Church of St Mary the Virgin: the roof may have had decades of patch repairs, and the survey shows where they are.
What to check before booking

- Is VAT included in the price?
- What the report includes, and whether it has photographs

Local roofs and buyers in Farleigh
In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Addington Palace about 2.2 miles north, Farleigh sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Upper Warlingham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Farleigh is about 4 miles north-east of Caterham, in Surrey. Whether the building in Farleigh is a house, a flat or a commercial unit, the roof can be surveyed. Farleigh is one of the places in Surrey where we work. For surveys nearby, see our London page.

Landmarks near Farleigh
We work in homes and buildings around Ledgers Wood. The nearest railway station is Upper Warlingham station, roughly 2.3 miles south-west of the centre. Roof by roof
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Ask for any paperwork for recent roof work
- Let us know your exchange date when you book
- Check the lease for roof repair responsibilities
- Watch for stains or fresh paint on ceilings below the roof
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
