Drone roof surveys near Luxted

How a drone roof survey works in Luxted

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They’re useful where walking on the roof could damage it or isn’t safe, such as old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we’ll say so. Typical surveys look at slates or tiles shifted by high winds and outlets choked with leaves and silt, across large and complex roofs, tall and steep roofs and flat roofs on upper floors.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Nothing in the report is left vague: where something needs attention, it says so plainly.

FAQs for Luxted

Will parking be an issue for a roof survey in Luxted?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is my home in Luxted listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you climb onto every roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How do I book a survey in Luxted?

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Do drone rules differ in central London?

Central London has restricted areas where NATS permission is needed. Where we can’t fly, we use other safe vantage points.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so in Luxted we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there is safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Before the survey

  • Note where any stains or damp appear
  • Mention any parking restrictions on your street
  • Check the loft hatch can be reached

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

What a drone roof survey looks like in Luxted

Luxted is about 2 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help.

The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Parking in Luxted, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when you book. Take a building like Cudham Church of England Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What happens if roof problems are left?

A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. In Luxted, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

  • Pictures from the garden or a window, if you have them

Rented homes, blocks and businesses

Letting agents and landlords in Luxted book surveys as well as householders. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Expect a little longer if permission is needed
  • Let neighbours know about the flight if your roof is shared
  • Clear the loft hatch so we can check inside too
  • Keep a clear space in the garden or drive for take-off

We email the report to you, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Look at the roof from ground level after strong winds. Debris in the garden is a sign to act on. A drone survey can show what has shifted.
