Drone roof surveys in Hazelwood

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. Somewhere as small as Hazelwood, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Jot down any questions you want answered
  • Tell us about parking before the day

How a drone roof survey works in Hazelwood

The weather decides whether a drone can fly. We do not fly in strong wind or heavy rain, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date or inspect what we can by other means. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We survey fragile roofs, valleys and parapet gutters and tall and steep roofs, and the problems we are asked to look at most are lifted or split lead flashings and blocked valleys and parapet gutters.

Older buildings in small places like Hazelwood may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common roof problems in Hazelwood

Walking on some roofs does more harm than good. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. With a drone, the roof is photographed without anyone stepping on it.

A survey can pick up problems such as:

  • Slates or tiles shifted by high winds
  • Coverings that have slipped high up on the roof
  • Standing water on a flat roof
  • Blocked valleys and parapet gutters

For an older house near a landmark like St Mary's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

What a roof survey includes

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

What a drone roof survey does not cover

It helps to know what a survey will not do before booking:

  • Close-up photos of next door’s property
  • A flight where airspace permission is refused
  • Flights in strong wind or a downpour

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Fragile roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Large and complex roofs

What a drone roof survey looks like in Hazelwood

Hazelwood is about 2 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The wider area around Hazelwood has a long history of building, with Down House about 1 mile west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Downe Primary School, a view from above covers a wide roof far faster than walking it.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Hazelwood: your questions answered

How do I find out if my home in Hazelwood is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Hazelwood?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Does the weather affect a drone survey?

Bad weather means no flight. A small drone cannot fly safely in high wind or heavy rain, so we’d move the date with you.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Can you fly a drone near an airport?

It depends on the airspace at your address. Flying inside a flight restriction zone needs permission from the airport or air traffic control. Allow a little extra time if your home is close to an airport.

How long will you be at the property?

On site, it usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Time for the pre-flight checks is included.
