Pre-purchase roof survey in Hazelwood

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Typical surveys look at patch repairs that may hide an ongoing problem and roof slopes that look uneven or sagging, across lead flashings and valleys, gutters and downpipes and the roof space.

In a village or hamlet like Hazelwood, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Hazelwood needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Leave a clear route to the loft
  • Tell us where we can park nearby
  • Agree roof access with the managing agent if it’s shared

Arrange a survey

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

What a pre-purchase roof survey looks like in Hazelwood

Biggin Hill Airport is about 2 miles from Hazelwood. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. About 1 mile west lies Down House, a reminder of how long the area around Hazelwood has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St Mary's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Chelsfield station, a written report helps before buying a rental or paying for a new roof on one.

Why get it checked now?

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Older and listed buildings around Hazelwood may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Two decades and more of roof surveys
  • Packages from £150, including VAT
  • Drone and thermal imaging surveys available

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Useful tips for Hazelwood property owners

From years of surveys, a few habits stand out:

  • Let us know your exchange date as you book
  • Ask when the roof was last worked on
  • Look for fresh paint on upstairs ceilings at viewings
  • Give your solicitor a copy of the report

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Hazelwood: your questions answered

Is my home in Hazelwood listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Hazelwood within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How long will you be at the property?

On site, it normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Should I get a roof survey as well as a RICS home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

What’s the best way to book?

It is easiest to call 07833 053749 or email us. Tell us the address and a little about the roof, and we will recommend the right survey. We survey seven days a week.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

What a pre-purchase roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Walls, floors, services and rooms below the roof
  • Asbestos testing of any kind
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.
