Need a landlord roof survey in Hazelwood?

Hazelwood: your questions answered

Is my home in Hazelwood listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Hazelwood?

Yes, Hazelwood is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Can your report let us know who pays for the roof work?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can we use the survey to plan a roof budget?

Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Landlord roof survey in Hazelwood

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We survey gutters and downpipes, converted houses and flat roofs on blocks, and the problems we are asked to look at most are flashings that have come away and ponding or splits on flat roofs.

Older buildings in small places like Hazelwood may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Landlord and commercial surveys in Hazelwood

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant in advance.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect an hour or two for most houses, though large, tall or awkward roofs take more time. Somewhere like Hazelwood needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the loft space is arranged with you beforehand.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Different roofs, different checks

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

What happens if roof problems are left?

Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. We look at the roof, not just the symptoms. Outbuildings and barns around Hazelwood are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before you book.

Landlord roof surveys around Hazelwood

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1 mile west lies Down House, a reminder of how long the area around Hazelwood has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Anyone responsible for a site like Downe Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Chelsfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as St Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Hazelwood is about 4 miles south of Orpington, in Kent. Hazelwood is part of the area we cover and the surrounding area as part of our work across London and South East England. Hazelwood is one of the places in Kent we cover. There is also a page for London.

How we price landlord roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The use of thermal imaging or a drone
  • Height and safe access
  • House, block, shop or office
  • Which survey package you book

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • What kind of property and roof it is
  • Your timetable, like an exchange date
  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
