Different roofs, different checks
Roof spaces and lofts
The loft space shows a lot about a roof’s condition. We go into the loft where it is safe looking for water marks and gaps.
Gutters and downpipes
Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.
Landlord roof survey in Green Street Green: what you get
A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’re worried about cracked or leaning shared chimneys and loose ridge or hip tiles, we can find out what’s behind it.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Green Street Green as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

FAQs for Green Street Green
I let a flat near Chelsfield station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building.
How do I find out if my home in Green Street Green is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we will plan the survey around it.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Do you survey roofs shared between flats?
Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen as well as what could.
How long is the visit?
Time on site depends on the roof, but most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. The written report follows by email.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Common roof problems in Green Street Green
Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs or when.
A survey makes sense if you’ve noticed:
- Leaking joints at party walls
- Ceiling stains reported by tenants
- Worn ridges, hips and verges
- Ponding or splits on flat roofs
Take an older house close to St Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why act early in Green Street Green
An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. In Green Street Green, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- Confirming asbestos in older roof materials
- The structure in the way a structural engineer would assess it
- Areas behind locked flats or blocked hatches
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.
What this survey covers
- Blocks of flats
- Converted houses
- Gutters and downpipes
- Flat roofs on blocks
- Rented houses
- Shared roofs
The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In a London area like Green Street Green, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Getting ready for the survey
- Point out any leaks or damp patches
- Jot down any questions you want answered
- Make sure we can get to the back of the property
