About our chimney survey in Green Street Green

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a report with photographs and what we recommend. If you’re worried about damp patches on chimney breasts and damaged chimney pots and cowls, we can find out what’s behind it, on brick chimney stacks, shared and party-wall stacks and flaunching alike.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two for most homes, a little longer where there are several stacks. For a visit in Green Street Green, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Check your stacks from the ground after strong winds
  • Do not use a ladder to reach the stack yourself
  • Keep the report to compare against at the next survey

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

FAQs for Green Street Green

Will parking be an issue for a roof survey in Green Street Green?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

I let a flat near Chelsfield station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Will you photograph what you find?

Yes. Photos are part of every report.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Green Street Green homes and their roofs

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. With Down House about 2.1 miles south-west, Green Street Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

The streets around a church such as St Mary's Church are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Green Street Green Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we can’t see

It’s useful to know what a survey won’t do before you book:

  • Checks on boilers, fires or their flues
  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What happens if roof problems are left?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

What we are asked to look at in Green Street Green

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

It is worth booking a survey if you’ve seen:

  • Spalled or crumbling bricks
  • Flaunching that has broken away
  • A chimney out of line
  • Damp patches on chimney breasts

Controlled parking zones are common in London, so mention any permit rules for Green Street Green, along with any off-street space.

What to check before booking

  • Is VAT included in the price?
  • Whether the inside of the roof is included
  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
