Landlord roof survey in Farnborough: what you get

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. We survey rented houses, converted houses and blocks of flats, and people most often book us about mortar falling from ridges and verges and blocked gutters over flats.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Farnborough has one, it needs checking from somewhere that can actually see it.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What a landlord roof survey does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A full building survey of every part of the property
  • Who pays under the lease (that’s a legal question)
  • Structural calculations or an engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Rented houses
  • Gutters and downpipes
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks
  • Shared roofs

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Freeholders and residents’ companies use a roof report to plan and budget.

What we look for on each type of roof

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected as far as can be seen safely.

Landlord roof surveys in Farnborough: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Down House, about 2.1 miles south-west, is one of the historic houses in the wider area around Farnborough. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around The Mall may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Living close to South Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Farnborough is about 2 miles south-west of Orpington, in Greater London. From houses to flats and shops in Farnborough, the roof can be surveyed on a weekday or at the weekend. What we do, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. For a visit in Farnborough, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it is shared

Booking a survey

A quick phone call is usually the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What we are asked to look at in Farnborough

Older buildings across London and the South East have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.

We are frequently asked to look at:

  • Splits and blisters in flat roof coverings
  • Gaps where tiles or slates have slipped
  • Blocked gutters over flats
  • Cracked or leaning shared chimneys

If you live in an older home near Church of St Giles the Abbot, its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for Farnborough

Can parking be tricky for a visit in Farnborough?

Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Can a landlord with a rental near Orpington station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
