Pre-purchase roof survey in Aperfield
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. We are frequently asked to look into loose pots and cracked flaunching and gutters that overflow or drip at the joints, on clay and concrete tiles, chimney stacks and lead flashings and valleys.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Aperfield might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What a pre-purchase roof survey looks like in Aperfield
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most. Aperfield is about 2 miles from Biggin Hill Airport. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.
As a London address, Aperfield can be tricky for parking: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised. If yours is one of the older homes in the streets near St Mark's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

How the survey works
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It usually takes an hour or two at a typical house, with time for the loft where it can be reached. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Aperfield runs like any other.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a report with photos and recommendations, ready for you to use before exchange.

Common roof problems in Aperfield
Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.
Most people get in touch after spotting something like this:
- Patch repairs that may hide an ongoing problem
- Sagging ridge lines or uneven roof slopes
- Damp timbers or stains in the loft
- Ponding, blisters or splits on a flat roof
Landlords with a home close to Oxted station may find that a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- Which limits apply to the survey
- How soon the report will arrive
- Whether the inside of the roof is included
- How they’ll see the roof: from ground level, the loft, the roof or by drone
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- What’s under the slates, tiles or felt
- The condition of the rest of the house (that is a RICS home survey)
- Whether the price should change, which is between you and the seller
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Ask for loft access on the day
- Let us know your timetable
- Give your solicitor a copy of the report
- Notice patches of new decoration in top-floor rooms
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
Questions from Aperfield
Will parking be an issue for a roof survey in Aperfield?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
How do I find out if my home in Aperfield is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How experienced are you?
Over 20 years and more than 5,000 surveys.
