Gutter surveys in Farthing Street

How a gutter survey works in Farthing Street

A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We are often asked to look into overflowing valley or parapet gutters and joints that drip after rain, across outlets and hoppers, parapet and box gutters and fascias and soffits.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Farthing Street has one, it needs checking from somewhere that can actually see it.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. From the street, a London terrace usually shows only its front slope or parapet, so in Farthing Street we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

What a gutter survey looks like in Farthing Street

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Farthing Street has a long history of building, with Down House about 1 mile south. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For an older house near a landmark like St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Orpington station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Confirming asbestos in older rainwater goods
  • The inside of buried drains
  • What’s hidden inside a downpipe

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.

Landlord and commercial surveys in Farthing Street

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Do you need a gutter survey in Farthing Street?

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

Typical things we’re asked to look at include:

  • Hoppers and outlets full of debris
  • Downpipes that are split or coming away
  • Fascia boards damaged by overflowing water
  • Water spilling over the gutter edge

Anyone responsible for a site like Downe Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Before booking any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What exactly goes into their report
  • Will they check the loft as well as the outside?
  • What the survey will not cover

Farthing Street questions

Can a landlord with a rental near Orpington station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Is parking a problem for a survey in Farthing Street?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Does the report include photographs?

Yes. The report includes photographs of what we found.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
