About our gutter survey in Farnborough

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We’re frequently asked to look into overflowing eaves gutters and fascia boards damaged by overflowing water, across outlets and hoppers, downpipes and fascias and soffits.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Farnborough has one, it needs checking from somewhere that can actually see it.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What affects the price in Farnborough

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

We will usually ask about:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

When you’re ready to go ahead, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Watch the gutters during heavy rain
  • Look for green streaks or damp patches on walls
  • Check the loft with care after heavy rain
  • Keep climbers away from the eaves

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Roofs, chimneys and gutters in Farnborough

About 2.1 miles south-west lies Down House, a reminder of how long the area around Farnborough has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Farnborough is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Living close to South Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you look after a building such as Farnborough Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Farnborough is about 2 miles south-west of Orpington, in Greater London. We provide gutter surveys for homes and businesses in Farnborough and nearby. Our area takes in places right across Greater London. For surveys nearby, see our London page.

Different roofs, different checks

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. You are welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with the freeholder or managing agent

How to book

Most bookings start with a short call: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Common questions in Farnborough

Does a conservation area affect roof work in Farnborough?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in Farnborough?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just ring 07833 053749 or send us an email for a price.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from every safe vantage point
  • The inside of a downpipe along its whole length

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Downpipes

Do you need a gutter survey in Farnborough?

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

Typical things we’re asked to look at include:

  • Sagging gutters and loose brackets
  • Blocked outlets and hoppers
  • Fascia boards damaged by overflowing water
  • Cracked or loose downpipes

If you live in an older home near Church of St Giles the Abbot, its roof may have old fixings, lead flashings and chimneys that need a closer look.
