How a roof leak investigation works in Farnborough
Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. If you are worried about drips in the loft during heavy rain and ceiling stains that grow after rain, we can find out what’s behind it, whatever the roof.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Farnborough, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Farnborough roofs and the weather
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these roof types has its own typical places for water to get in. Historic houses such as Down House, about 2.1 miles south-west, show how far back building in the area around Farnborough goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
The streets around a church like Church of St Giles the Abbot are frequently among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For businesses in and around places like The Mall, finding where water is getting in quickly keeps disruption down.

What happens on the day
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for a house, though large, tall or awkward roofs take more time. In Farnborough, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

Advice
Landlord and commercial surveys in Farnborough
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.
When to book a survey in Farnborough
Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.
A survey makes sense if you’ve noticed:
- Leaks that appear only in driving rain
- Ceiling stains that grow after rain
- Damp walls below an overflowing gutter
- Leaks below a flat extension roof
Anyone responsible for a site like Farnborough Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.
Before booking any roof surveyor
- Is VAT included in the price?
- Whether the loft is part of the inspection
- Which parts of the roof they’ll actually see
- What exactly goes into their report

Your questions about roof leak investigations in Farnborough
How do I find out if my home in Farnborough is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will parking be an issue for a roof survey in Farnborough?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.
Why is the stain in a different place from the leak?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.
Can a leak be traced on a dry day?
In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Make sure the loft is accessible
- Take dated photos of the leak
- Don’t touch fittings that water is reaching
- Tell us if there are tanks or pipes in the loft
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.
Keep the loft space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.
When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Water from pipes, tanks or heating systems
- Defects hidden under coverings or inside walls without opening up
- The repair itself (the investigation finds and reports the cause)
If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Different roofs, different checks
Chimney stacks
Damp on a chimney breast inside frequently starts at the top of the stack. Unused flues with open pots can let rain straight in.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
