Roof leak investigation in Crofton, Greater London
Tracing where water is getting into your roof for Crofton, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Stains around a skylight
- Water marks that spread in wet weather
- Leaks that appear only in driving rain
What a roof leak investigation does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Leaks from plumbing, tanks or pipework rather than the roof
- Carrying out the fix
- Defects hidden under coverings or inside walls without opening up
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.

Roof leak investigations for homes and businesses in Crofton
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt frequently lasts around 15 to 20 years, so age is part of the picture. If you’ve noticed damp ceilings under a flat roof and a leak that comes and goes with the weather, a survey will tell you what’s going on.
London’s Victorian and Edwardian roofs have frequently been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it is useful to know whether damage is old or new. A careful look in Crofton tells the two apart where the evidence allows. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why get it checked now?
Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

How the survey works
Once we have finished looking, we write up our findings as a written report with photographs, emailed to you. As for time on site, most surveys take about one to two hours for most houses, and longer for a large or complex roof. Surveys in Crofton can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Let us know about parking near the property
- Check pets are kept safely away
- Point out any leaks or damp patches

Tips from our surveys
Here are a few things we’d tell any owner:
- Don’t touch fittings that water is reaching
- Clear the loft hatch so we can get in
- Write down the wind direction and rain when it leaks
- Stay off ladders and the roof
If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that isn’t there.
Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Photograph anything new.
Leaks and storm damage in Crofton
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Crofton is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Historic houses such as Bromley Palace, about 3.2 miles north-west, show how far back building in the area around Crofton goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Crofton Infant School, tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of Orpington station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live near a park such as Jubilee Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Crofton is about 1 mile south-west of Orpington, in Greater London. In Crofton, as across Greater London, every roof gets the same careful survey. Our area takes in places right across Greater London, from the larger towns to small villages. You can also see our page for London.
Roof leak investigations in BR6 and BR5 work the same way as everywhere else we cover. Whether your property is on Grange Road, Reed Avenue and Gumping Road or a nearby road, we can help. If you’re just outside Crofton, we cover Broom Hill (1 mile north-east), Locksbottom (1 mile west), Petts Wood (1 mile north), Farnborough (1 mile south) and Green Street Green (2 miles south). We also work in nearby towns like London (11 miles north-west), City of Westminster (14 miles north-west), Marylebone (14 miles north-west), Kensington (15 miles north-west), St Pancras (14 miles north-west) and Shoreditch (12 miles north-west).
What’s near Crofton
We work in homes and buildings around The Priory School, Newstead Wood School and The Maxwell pub, among other places. Crofton has its own railway station: Orpington station. Nearby you will also find Orpington Hospital (1.1 miles south-east) and Crofton Roman Villa (less than half a mile south-east). For a walk, there’s Summer Hill and The Warren.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Crofton questions
Can parking be tricky for a visit in Crofton?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.
Does a conservation area affect roof work in Crofton?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Is thermal imaging part of a leak investigation?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
Can every leak be traced?
Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.
How much is a survey?
Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Landlords, agents and block managers in Crofton
We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the leaking roof.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
