Thermal roof survey in Crofton
Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We survey commercial roofs, flat roofs and insulated roof spaces, and common reasons people get in touch are areas losing heat at the eaves and junctions and moisture around outlets and upstands.
Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Crofton is checked before any drone flight, and where permission is needed, the flight waits for it.
We keep jargon out of it: where something needs attention, it says so plainly.

Leave it or get it looked at?
Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

How it works
After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Crofton moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Leave side gates unlocked
- Agree roof access with the managing agent if it is shared

What we can’t see
In fairness, a roof survey has limits:
- Whether the deck or roof structure is strong enough
- Readings unaffected by sun, shade or reflections
- Insulation values or heat loss calculations

Flying and imaging in Crofton
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
With Bromley Palace about 3.2 miles north-west, the area around Crofton has a long history. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. Anyone responsible for a site like Crofton Infant School will know that a drone or thermal camera can show a large roof in a single visit. As a London address, Crofton can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

Common questions in Crofton
Are there drone restrictions around Crofton?
It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Does a conservation area affect roof work in Crofton?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
Do you cover Crofton for thermal roof surveys?
Yes. Our area covers London and South East England, Crofton included.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Useful tips for Crofton property owners
From years of surveys, a few habits stand out:
- File the images with your roof records
- Check outlets after heavy rain
- Check from the ground or a window, never by climbing
- Do not switch the heating off ahead of the visit
Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.
Checking the roof from the ground
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
