Thermal roof survey in Locksbottom

A thermal survey is not a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. Where something can’t be confirmed, we say what would help next. If you’ve noticed heat escaping through the roof and water that travels before it shows, a survey will tell you what’s going on, whatever the roof.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at. Let us know about the building and access when you book. The extra view helps most on steep slopes, tall stacks and rear additions.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

When to book a survey in Locksbottom

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.

Most people get in touch when they’ve noticed something like this:

  • Damp around roof outlets and upstands
  • Stains that keep coming back
  • Ceilings that feel colder in places
  • Leaks far from where the stain appears

Locksbottom is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when booking.

Choosing a roof surveyor

  • What the report includes, and whether it has photos
  • Whether any drone flown is registered with the CAA
  • How they plan to inspect the roof safely
  • What insurance they carry

FAQs for Locksbottom

Will parking be an issue for a roof survey in Locksbottom?

Parking in Locksbottom, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you fly a drone over a roof in Locksbottom?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or email us.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we will plan the survey around it.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Use the report as a baseline for later checks
  • Keep dated photos of any marks on ceilings
  • Keep outlets and gutters clear to stop water sitting
  • Let us know where and when you’ve seen damp or stains

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Drones, thermal imaging and Locksbottom roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near St Paul, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. Anyone responsible for a site like Darrick Wood Infant & Nursery School will know that a drone or thermal camera can show a large roof in a single visit.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so a visit in Locksbottom moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know where we can park nearby
  • Keep pets in another room
