Thermal roof surveys near Keston

What a thermal roof survey looks like in Keston

The wider area around Keston has a long history of building, with Down House about 2.2 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Keston is about 2 miles from Biggin Hill Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

Take a building like Keston Church of England Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. For businesses in and around places such as The Mall, a commercial roof can be photographed from above without anyone walking on it.

Thermal roof survey in Keston: what you get

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. If you’re worried about wet areas near outlets and upstands and heat escaping through the roof, we can find out what’s behind it.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Keston, the address is checked against all of them, and permission is never taken for granted.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

How it works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for a house, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

Different roofs, different checks

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Common questions in Keston

Can you fly a drone over a roof in Keston?

Usually it comes down to two things: the airspace at the address and the weather. Keston is about 2 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Is my home in Keston listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

How long does the survey take?

Expect it to take an hour or two at a typical home; commercial roofs usually need 3–4 hours. You will then get the report by email, on the timescale of your package.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

When to book a survey in Keston

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that’s moving quickly.

These are some of the problems a survey can pick up:

  • Damp where roofs meet walls and chimneys
  • Cold areas below the roof
  • Patches of heat loss across the roof
  • Missing or slipped insulation

For an older house near a landmark such as Keston Parish Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • What insurance they carry
  • When you’ll get the report
  • Their track record with similar roofs

What to expect from a roof survey

What this survey cannot tell you

It’s a careful look at the roof, not the whole story. The main limits are:

  • A structural engineer’s assessment
  • A formal energy assessment
  • Seeing water directly, as the camera shows temperature, not moisture

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs
  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Why act early in Keston

A damp patch that keeps coming back typically has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
