About our thermal roof survey in Hayes

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. We are often asked to look into missing or slipped insulation and cold areas below the roof, across insulated roof spaces, ceilings below the roof and pitched roof slopes.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Why get it checked now?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we are asked to look at in Hayes

Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

A survey makes sense if you’ve noticed:

  • Patches of heat loss across the roof
  • Damp patches with no obvious cause
  • Cold spots on ceilings under the roof
  • Wet insulation beneath the membrane

The streets around a church such as St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Which limits apply to the survey
  • Whether you get a written report with photos
  • When you will get the report

What a good roof survey covers

How we price thermal roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • House, block, shop or office
  • Which survey package you book
  • If the survey needs thermal imaging or a drone
  • The size of the roof

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

We’ll usually ask about:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat
  • Dates you’re working to, such as exchange
  • Any marks or damp showing indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us.

Roof by roof

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Landlords, agents and building managers in Hayes and across Greater London can book any of our surveys. For a price for a let property or a block, call 07833 053749 or drop us an email.

Common questions in Hayes

How do I find out if my home in Hayes is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can parking be tricky for a visit in Hayes?

Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How long will you be at the property?

Expect it to take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a visit in Hayes, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered

Drones, thermal imaging and Hayes roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. About 2 miles north lies Bromley Palace, a reminder of how long the area around Hayes has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Hawes Down Primary School will know that big roofs are where photos from the air and thermal images show the most at once. For businesses in and around places such as The Mall, large commercial roofs are frequently easiest to see from above or with a thermal imager.
