Eden Park Thermal Roof Survey
Wondering about the roof at a property in Eden Park? You can book a thermal roof survey in Eden Park and across Greater London, with plain-English findings.
- Wet insulation beneath the membrane
- Damp that repairs haven’t cured
- Water getting in at parapets and stacks
Thermal roof survey in Eden Park
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you’ve noticed gaps in loft insulation and heat escaping through the roof, a survey will tell you what’s going on.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we look for on each type of roof
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and can’t be read from them.
Parapets, valleys and junctions
Water often gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in Eden Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Agree roof access with the managing agent if it’s shared
- Gather any invoices or paperwork from past roof work
- If you are buying, let the agent know when we’re coming

Advice
Your questions about thermal roof surveys in Eden Park
Can parking be tricky for a visit in Eden Park?
Normally it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.
How do I find out if my home in Eden Park is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
What happens next?
The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Can you check my loft insulation with a thermal camera?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
What you can safely check yourself
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
What a thermal roof survey looks like in Eden Park
Historic houses such as Bromley Palace, about 2.2 miles north-east, show how far back building in the area around Eden Park goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.
Anyone responsible for a site like Langley Park School for Boys will know that a drone or thermal camera can show a large roof in a single visit. As a London address, Eden Park can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. If you run a business near The Mall, a commercial roof can be photographed from above without anyone walking on it.

We work in homes and buildings around Millers Pond, The Railway Hotel - West Wickham Restaurant and Unicorn Primary School and the streets around them. Eden Park has its own railway station: Eden Park station. A little further out are National Psychosis Unit (0.6 miles south-west) and Bethlem Museum of the Mind (2.4 miles east). Green spaces nearby include Summer Hill and Bramley Bank.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
What a survey costs
We confirm the exact price before you book. These are the things that affect it:
- Commercial roofs and larger buildings

- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
