Gutter surveys in Eden Park: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Eden Park is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 2.2 miles north-east lies Bromley Palace, a reminder of how long the area around Eden Park has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Langley Park School for Boys: a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Millers Pond is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as St John's Eden Park, old fixings, lead flashings and tall chimneys are typical of older roofs.

Gutter surveys for homes and businesses in Eden Park

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at water spilling over the gutter edge and gutters that have fallen out of line, across eaves gutters, outlets and hoppers and fascias and soffits.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Eden Park has one, it needs checking from somewhere that can actually see it.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what isn’t.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.

Why act early in Eden Park

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In Eden Park, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • Jot down any questions you want answered
  • Make sure the loft hatch can be reached
  • For a flat or shared roof, check access with the building owner or managing agent

How to book

We confirm the exact price before booking, so you know the cost up front. Gutter survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

Advice

Eden Park questions

Do you survey roofs for landlords with property near Eden Park station?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building, including who will give access on the day.

Is my home in Eden Park listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Could my damp wall be caused by the gutters?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

Will you check the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How much time does the visit need?

It normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.

Tips that help

Over many surveys, some simple habits stand out:

  • Include valley, parapet and box gutters when clearing
  • Leave gutter checks at height to someone equipped for it
  • Get the gutters cleaned out every year
  • Note any damp stains below the gutters

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What this survey cannot tell you

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Hidden sections we cannot view safely
  • The inside of a downpipe along its whole length
  • The inside of buried drains

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
