Thermal roof survey in Bromley

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot typically tell from the surface. We then check those areas with moisture readings. We’re frequently asked to look into patches of heat loss across the roof and missing or slipped insulation, on insulated roof spaces, flat roofs and pitched roof slopes.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Bromley is checked before any drone flight, and where permission is needed, the flight waits for it.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Airspace, weather and Bromley roofs

About 0.3 miles east lies Bromley Palace, a reminder of how long the area around Bromley has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Parking in Bromley, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book. Anyone responsible for a site like St Mark's Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like Bromley, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

Advice

Do you need a thermal roof survey in Bromley?

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

It’s worth booking a survey if you’ve seen:

  • Damp around chimneys and parapets
  • Heat escaping through the roof
  • Damp around roof outlets and upstands
  • Possible trapped moisture under a flat roof covering

For businesses in and around places like The Mall, a commercial roof can be photographed from above without anyone walking on it.

What to check before booking

  • Whether the inside of the roof is included
  • What experience they bring
  • Will the report include photos?
  • Whether VAT is in the quoted price

Common questions in Bromley

Can you fly a drone over a roof in Bromley?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Is parking a problem for a survey in Bromley?

Parking in Bromley, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Why act early in Bromley

Before replacing a large flat roof, it is useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
