A roof condition survey for homes and buildings in Bromley. More than 5,000 surveys completed across London and South East England.
- Leaning or weathered chimney stacks
- Cracked or blistered flat roof coverings
- Worn lead at chimneys and abutments
Roof survey in Bromley
We inspect whatever is safely visible: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’re worried about condensation or damp timbers in the loft and loose ridge or hip tiles, we can find out what’s behind it, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Bromley are no exception. Shared chimney stacks and the lead around them are just as important to check.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Any roof job in Bromley means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What else we do in Bromley
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your questions about roof surveys in Bromley
Do you survey roofs for landlords with property near Bromley South station?
Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.
Does a conservation area affect roof work in Bromley?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most homes, depending on how many separate roofs there are. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- If it isn’t your property yet, arrange access through the agent
- Move anything stored under the loft hatch

Roof surveys around Bromley
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Bromley is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. Bromley Palace, about 0.3 miles east, is one of the historic houses in the wider area around Bromley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you own a rental within reach of Bromley South station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as St Mark's Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Bromley is about 8 miles south-east of London, in Greater London. Surveys in Bromley work the same way as everywhere we cover: a proper look at everything that’s safely in view, photographs and a clear written report. Our Greater London coverage includes Bromley and the places around it. We also survey roofs in London.
Postcode districts we cover here for roof surveys: BR2, BR1, BR6 and BR5. Whether your property is on High Street, Church Road and St Paul's Square or anywhere close by, we can help. Green spaces nearby include Downham Woodland Walk and Summer Hill.
When to book a survey in Bromley
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
Typical things we’re asked to look at include:
- Blocked, sagging or leaking gutters
- Cracked or blistered flat roof coverings
- Water stains on rafters and ceiling joists
- Ridge tiles that have lifted or moved
If you live near a park such as Church House Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- File the report with your home documents
- Stay off ladders and the roof
- Look for debris in the garden after high winds
- Let us know about past leaks
We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How the roof will behave in every kind of weather
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
