Chimney survey in Bromley

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’re worried about damp on a chimney breast inside and a chimney out of line, a survey will tell you what’s going on, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Bromley are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens if roof problems are left?

If you’re thinking of removing or reducing a stack, it is useful to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a house, as part of a look at the roof around the stack. From the street, a London terrace normally shows only its front slope or parapet, so in Bromley we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Common questions in Bromley

I let a flat near Bromley South station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Bromley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Is Bromley in your area?

Yes. We survey roofs in Bromley and the rest of Greater London, as part of our work across London and the South East. For a price, call 07833 053749 or drop us an email.

How the survey changes by roof type

Flaunching

We often find flaunching that has cracked or broken away. Caught early, it is frequently a small job.

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

Surveys for landlords and agents in Bromley

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Landlords, agents and building managers in Bromley and across Greater London can book any of our surveys. For a price for a let property or a block, call 07833 053749 or drop us an email.

Common roof problems in Bromley

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.

Things that often lead to a survey include:

  • Pots or cowls that look unsafe
  • Gaps where the stack meets the roof
  • Flaunching that has broken away
  • Redundant stacks capped without ventilation

If you run a business near The Mall, a dated report on the roof is useful for planning and for any lease discussions.

What to check before booking

  • How long the report takes to arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft is part of the inspection
  • What they won’t be able to tell you

What to expect from a roof survey

Honest limits

Before booking, it’s worth knowing what a survey won’t do:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Flue inspections or sweeping

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What we check

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Flaunching

Bromley homes and their roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Bromley Palace about 0.3 miles east, Bromley sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Church House Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
