Chimney survey in Sundridge: what you get
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We survey chimney breasts, shared and party-wall stacks and chimney pots and cowls, and common reasons people get in touch are a chimney out of line and staining on walls around the chimney.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Sundridge has one, it needs checking from somewhere that can actually see it.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we are asked to look at in Sundridge
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
A survey can pick up problems such as:
- Unused flues sealed without airflow
- Loose, cracked or missing pots
- A chimney out of line
- Spalled or crumbling bricks
If you own a rental within reach of Sundridge Park station, the gap between tenancies is a good time to have the roof looked at.

Sundridge questions
Is my home in Sundridge listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is parking a problem for a survey in Sundridge?
Sometimes, yes. If Sundridge has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How do you inspect a chimney without scaffolding?
We look from the ground, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.
Can you find out why my chimney breast is damp?
Usually it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
How fast do I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How much does a chimney survey cost in Sundridge?
Prices start from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or email us.

- Pictures from the garden or a window, if you have them

What we look for on each type of roof
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.
How the survey works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Clear the way to the loft hatch
- Point out any leaks or damp patches

Chimney surveys in Sundridge: local notes
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Sundridge has a long history of building, with Bromley Palace about 0.9 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Elmstead Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Look at the chimneys with binoculars after a storm
- Make sure fixings on the stack are secure
- Keep the report to compare against at the next survey
- Keep track of stains on chimney breasts
Where another specialist is needed, like a structural engineer or sweep, we explain why. It gives them a clear starting point.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
