Chimney survey in Grove Park: what you get
A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey lead flashings, flaunching and shared and party-wall stacks, and the problems we are asked to look at most are a stack that appears to lean and disused chimneys trapping moisture.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Grove Park as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Roofs, chimneys and gutters in Grove Park
Historic houses like Eltham Palace, about 1.6 miles north-east, show how far back building in the area around Grove Park goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Take a building like Haberdashers' Aske's Knights Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Grove Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Different roofs, different checks
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.
How it works
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. The survey usually takes about one to two hours for most homes, a little longer where there are several stacks. In Grove Park, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can safely be seen.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- You get a report with photographs and our recommendations.

Common roof problems in Grove Park
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Look out for signs like these:
- Lifted or split lead flashings
- Bricks with flaking faces
- Loose, cracked or missing pots
- Unused flues sealed without airflow
If you live near a park such as Chinbrook Meadows, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
Questions to ask before you book
- How long they’ve been surveying roofs
- Whether you can ask questions once you have the report
- Whether the loft is part of the inspection
- Their report turnaround times
Honest limits
Before you book, it is worth knowing what a survey will not do:
- Whether a gas appliance or its flue is safe
- The inside of the flue, which needs a sweep or flue specialist
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

Your questions about chimney surveys in Grove Park
Will parking be an issue for a roof survey in Grove Park?
It depends on the street. If Grove Park has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
I let a flat near Grove Park station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
What happens after the survey?
You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Why is my chimney breast damp?
Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.
Checking the roof from the ground
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
