Our roof survey service in SE12

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey the roof space, lead flashings and flat roofs, and the problems we are asked to look at most are blocked, sagging or leaking gutters and worn or blocked valleys.

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Local landmarks in Lee

Typical jobs here are in homes near Manor House Gardens, Church of the Good Shepherd and International Academy of Greenwich, among other places. Homes and roofs across SE12

Across SE12, from Eltham, Hither Green and Well Hall outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

We work right across London and the South East, from the Isle of Wight to Hertfordshire, and SE12 is well within that. Visits run on weekdays and at weekends.

Lee: Living close to Manor House Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What a survey does not cover

In fairness, a roof survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • A full building survey of the property
  • A structural engineer’s report

Different roofs, different checks

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.

What affects the price in SE12

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • Height and safe access
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors

To get a price for roof surveys in SE12, phone 07833 053749 or send us an email. Some details about the property and the roof help us give you an accurate price.

Why get it checked now?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time.

What to check before booking

  • What insurance they carry
  • How much experience they have with roofs like yours
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which limits apply to the survey

Questions from SE12

Will you climb onto the roof?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Can you tell me how long my roof will last?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
