Pre-purchase roof survey in Lee, Greater London
A roof survey before you buy a house or flat around Lee, with a written report you can act on. Weekday and weekend visits available.
- Loose pots and cracked flaunching
- Sagging ridge lines or uneven roof slopes
- Flashings that have lifted or split
Leave it or get it looked at?
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in, with photos of anything that needs attention. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
Why us?
- Plain-English reports with photos
- An independent view of the roof
- Clear package prices, with VAT included
- Over 5,000 surveys carried out
How a pre-purchase roof survey works in Lee
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. We survey natural slate, lead flashings and valleys and gutters and downpipes, and people most often book us about slates or tiles that have slipped or gone and patch repairs that may hide an ongoing problem.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Lee, or for new roofing work there, those junctions deserve a close look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Honest limits
In fairness, a roof survey has limits:
- A valuation or a promise of a lower price
- Walls, floors, services and rooms below the roof
- Faults hidden behind ceilings, boards or coverings
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.
What we look at
- Flat-roofed extensions and dormers
- Natural slate
- Chimney stacks
- The roof space
- Clay and concrete tiles
- Lead flashings and valleys
- Gutters and downpipes
How it works
Every roof is different, but as a rough guide the survey takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Lee moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Keep pets inside or away from the areas we’re looking at
- Point out any leaks or damp patches
How to book
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

For landlords and managing agents
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we’ll plan the survey around it.
Landlords and letting agents in Lee book surveys as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.
Practical tips
Small things make a difference. Our tips:
- Ask the seller about past roof repairs
- Ask for loft access on the day
- Share the report with your solicitor
- Look for fresh paint on upstairs ceilings at viewings
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
Buying a home or a new roof in Lee
About 1.7 miles east lies Eltham Palace, a reminder of how long the area around Lee has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. The flight restriction zone around London City Airport comes within about 2 miles of Lee. If the drone is used for your survey, we check the exact boundary for the address before flying.
As a London address, Lee can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you let a flat or house near Lee station, a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Church of the Good Shepherd are often among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Prices for pre-purchase roof surveys in Lee
The price reflects the time and kit the roof needs. That comes down to:
- The use of thermal imaging or a drone
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

FAQs for Lee
Can parking be tricky for a visit in Lee?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Are there drone restrictions around Lee?
It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 2 miles of Lee. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.
How experienced are you?
More than 5,000 surveys over 20+ years.
How do I book a survey in Lee?
Just call 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
