Storm damage roof reports for homes and businesses in Lee

A storm damage roof report is an independent record of the damage to your roof after a storm. We record each area of damage, photograph it and note the likely cause. It’s yours to pass to your insurer. Insurers decide claims on their own policy wording. We’re not loss adjusters, and we cannot tell you whether a claim will succeed. We survey chimney stacks, slate and tile slopes and flashings, and common reasons people get in touch are ridge tiles that have come loose and loose or torn flashings.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we are given access to in Lee, inside and out. It’s useful to know when the water appears and in what weather.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two on an ordinary house, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can safely be seen, including the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

FAQs for Lee

Do you carry out roof surveys in Lee?

Yes. Our area covers London and the South East, and Lee is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Does a conservation area affect roof work in Lee?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How long does the survey take?

Most surveys take about one to two hours at a typical home, and more on a big or complicated roof. The report follows by email.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

What if my insurer declines the claim?

Complain to your insurer first. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Why it is worth a survey now in Lee

With an independent report, you have something specific to show your insurer. It records the damage and what seems to have caused it, so you’re not relying only on your own photos. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

Why us?

  • Package prices that include VAT
  • Covered by professional indemnity and public liability insurance
  • An independent look at the roof
  • Over 5,000 surveys carried out

Storm damage roof reports in Lee: local notes

Historic houses such as Eltham Palace, about 1.7 miles east, show how far back building in the area around Lee goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the roof type helps narrow down where water may be getting in.

Take an older house close to Church of the Good Shepherd: water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you run a business near Lewisham Shopping Centre, a quick answer on where water is coming in keeps a business running.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Keep receipts for any emergency work
  • Keep a note of the date of the storm
  • Photograph damage inside the house too
  • Tell your insurer about the damage promptly

Once we’ve been, the findings are written up with photos. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep the roof in good order between storms. Fix slipped slates, loose ridges and lifted flashings when you spot them.

When to book a survey in Lee

Branches and trees often come down on roofs during storms. The report shows what was hit and the damage caused, backed up with photos.

Things that often lead to a survey include:

  • Damaged gutters and fascias
  • Torn or lifted flat roof coverings
  • Cowls or aerials dislodged in the wind
  • Slates and tiles blown off the roof

If you let a flat or house near Lee station, a tenant living with a leak needs the cause found, not just the stain painted over.
