Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Watch the ceilings below the flat roof for stains
  • Limit foot traffic on the covering
  • Clear roof outlets and gutters each autumn
  • Never stand on rooflights or fragile sheeting

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

Flat roof survey in Lee: what you get

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. Common reasons to book are edge trims that have lifted or split and pools of water lying on the roof, on upstands and outlets, felt flat roofs and EPDM rubber.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Lee, the roof above may belong to the building rather than one flat.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we’re asked to look at in Lee

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

People typically book a survey when they’ve noticed one of these:

  • Outlets that hold water back
  • Failed upstands where the roof meets a wall
  • Failed seals around rooflight kerbs
  • Loose or cracked edge trims

If you run a hotel or guest house in or near Lee, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • How they plan to inspect the roof safely

What’s in a roof survey

Prices for flat roof surveys in Lee

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • House, block, shop or office
  • Building height and the viewpoints available
  • Roof area
  • Any need for thermal images or a drone flight

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What to tell us when you contact us

A few details help us suggest the right survey and price. When you get in touch, it’s useful to mention:

  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Lee: your questions answered

Do you cover commercial flat roofs around Lee?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.

How do I find out if my home in Lee is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will I get photos?

Yes. Photographs are part of every report.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

Do you climb onto every roof?

Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two at most homes; commercial roofs usually need 3–4 hours. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Lee runs like any other.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Clear the way to the loft hatch
  • Let us know where we can park nearby
  • Unlock side gates and any roof access doors

Advice

How the survey changes by roof type

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Flat roof surveys in Lee: local notes

About 1.7 miles east lies Eltham Palace, a reminder of how long the area around Lee has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Within a mile and a half or so of Lee there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you look after a shop, office or commercial unit, for example near Lewisham Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. For an older house near a landmark such as Church of the Good Shepherd, the joins between later flat roofs and the old walls are where problems usually start.
