Gutter surveys for Lee homes and businesses

Gutter surveys in Lee: local notes

Eltham Palace, about 1.7 miles east, is one of the historic houses in the wider area around Lee. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Brindishe Lee School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Lee station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Gutter survey in Lee

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’ve noticed joints that drip after rain and cracked or loose downpipes, a survey will tell you what’s going on, on fascias and soffits, valley gutters and parapet and box gutters alike.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Lee are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of gutter surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Height and safe access
  • The roof’s overall size

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Helping us price your survey

Before you get in touch, it helps to have:

  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, like an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.

What a gutter survey does not cover

It helps to know what a survey will not do before you book:

  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.

Lee: your questions answered

How do I find out if my home in Lee is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in Lee?

It depends on the street. If Lee has controlled parking where you are, a visitor permit is the easiest answer.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What happens after the survey?

You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Look for new stains on ceilings below valleys after rain
  • Get trees that overhang the gutters trimmed
  • Ask for valleys and parapet gutters to be cleared too
  • Watch for green marks down the brickwork

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow, and the water they spill can damage walls and timber.

What we are asked to look at in Lee

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

Most people get in touch after spotting something like this:

  • Leaves and moss blocking gutters
  • Leaks at the gutter joints
  • Water spilling over the gutter edge
  • Rotten fascias or stained soffits

If you live near a park such as Manor House Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photographs
  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a roof survey includes

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows but hidden gutters are another matter. Our survey covers what can be seen safely and records it with photos. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the exact price before you book.

Why us?

  • Thermal imaging and drones used where they help
  • Package prices that include VAT
  • PI and public liability insurance
  • More than 20 years surveying roofs

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
  • If you are buying, let the agent know when we are coming
