New roof snagging in Lee, Greater London
New roof snagging in Lee and the rest of Greater London. We survey on any day of the week.
- Offcuts and broken tiles left behind
- Loose flashings at walls or chimneys
- Underlay ending short at the eaves
When to book a survey in Lee
Flashings at walls and chimneys frequently need attention. Loose or badly fitted flashings can let water in sooner rather than later.
We’re frequently asked to look at:
- Loose flashings at walls or chimneys
- Signs of condensation in the loft space
- Gutters or fascias damaged during the job
- Loose or badly finished ridge tiles
Parking in Lee, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.
What to check before booking
- How soon the report will arrive
- What the report includes, and whether it has photographs
- Whether any drone flown is registered with the CAA
- Which viewpoints they use to see the roof
New roof snagging for homes and businesses in Lee
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows, from the ground, vantage points, the roof space and the roof where safe. You then get a written report with photos to share with your roofer. We survey flashings and valleys, ridges and verges and new-build homes, and the problems we are asked to look at most are poorly finished verges and loose flashings at walls or chimneys.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Lee might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for most homes, depending on how much new work there is to check. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You tell us what work was done and when.
- The new coverings and roof edges are inspected as far as can safely be seen.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Before we arrive
- Make sure pets are kept safely away
- If the roof is shared, arrange access with whoever manages the building
- Make sure the loft hatch can be reached

Different roofs, different checks
Slate roofs
Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.
Flashings
Flashings around chimney stacks are a common weak point and are looked at closely.
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- File all paperwork for the new roof
- Check before your warranty period ends
- Check ceilings and the loft after heavy rain
- Check that gutters weren’t left full of offcuts
If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.
Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.
What new roof snagging looks like in Lee
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Eltham Palace, about 1.7 miles east, is one of the historic houses in the wider area around Lee. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you live in an older home near Church of the Good Shepherd, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Lee station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Lee questions
Is Lee in the area you cover?
Yes. Our area covers London and the South East, and Lee is part of that. Just ring 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.
Will parking be an issue for a roof survey in Lee?
Sometimes, yes. If Lee has controlled parking where you are, a visitor permit is the easiest answer.
Will you check the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
How do I book a survey in Lee?
To book, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.
What do you check on a new roof?
All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe and check for damage left by the job.
