Flashings

Flashings seal the roof to walls and chimneys. We look at how they’re dressed, fixed and pointed.

Valleys

Debris left in a new valley can block it. Leftover debris is recorded.

New roof snagging for homes and businesses in Blackheath

We report on what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you’re worried about flashings not properly dressed or fixed and gutters or fascias damaged during the job, we can find out what’s behind it.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Blackheath, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. You are welcome to ask questions while we are there. In a London area like Blackheath, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

How to prepare

  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Arrange a survey

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

How we price new roof snagging

We confirm the exact price before booking. This is what makes a difference:

  • The roof’s overall size
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • The kind of building and roof involved
  • Any deadline, like an exchange date

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

Blackheath questions

Do you carry out roof surveys in Blackheath?

Yes, Blackheath is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is parking a problem for a survey in Blackheath?

Parking in Blackheath, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What’s the price of a snagging inspection?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, phone 07833 053749 or drop us an email.

Do you get involved if the roofer disagrees with the report?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What new roof snagging looks like in Blackheath

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Blackheath is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. The wider area around Blackheath has a long history of building, with Queen's House about 0.9 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Blackheath station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark such as Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are. As a London address, Blackheath can be tricky for parking: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.

For landlords and managing agents

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Why act early in Blackheath

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
