New roof snagging near Catford

New roof snagging for homes and businesses in Catford

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it is worth raising early. We record what we see. Common reasons to book are offcuts and broken tiles left behind and ridge and hip tiles not properly fixed, on flashings and valleys, ridges and verges and new flat roofs.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Catford, or have just had new roofing work done, those junctions are frequently where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What affects the price in Catford

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • The height of the building and how the roof can safely be seen
  • Extra roofs, like extensions, dormers or garages

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window

We survey roofs on weekdays and at weekends. To arrange a day that suits you, call 07833 053749 or email us.

What we do, step by step

Once we have finished looking, we write up our findings as a report with photos. On timing, most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer. For a visit in Catford, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Before we arrive

  • Let us know where we can park nearby

Your questions about new roof snagging in Catford

How do I find out if my home in Catford is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will parking be an issue for a roof survey in Catford?

Parking in Catford, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Is snagging available for a new-build house roof?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Honest limits

In fairness, there are limits to any roof survey:

  • Whether the roof will leak in future
  • Estimates of what fixes will cost
  • Settling a dispute with your roofer or builder

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

What we look at

  • New-build homes
  • Flashings and valleys
  • Ridges and verges
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Local roofs and buyers in Catford

Eltham Palace, about 2.8 miles east, is one of the historic houses in the wider area around Catford. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For a London address like Catford, it helps to know about controlled parking before the day, along with any off-street space. If you own a rental within reach of Catford Bridge station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark like Church of St Laurence and Community Centre, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before and after the survey

These tips come from what we see on roofs every week:

  • Check lower roofs and walls after scaffolding comes down
  • Look for debris left in gutters from ground level
  • Tell your roofer the work will be inspected
  • Put any issues to your roofer in writing

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer straight away.

Note the end date of any defects or warranty period. Book a check well before it so there is time to raise anything.

Why get it checked now?

Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
