Landlord roof survey in Catford

Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access and we will say what we need when booking. Any part we couldn’t reach is noted in the report. If you’ve noticed gaps where tiles or slates have slipped and chimney stacks in poor repair, we can find out what’s behind it.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Catford has one, it needs checking from somewhere that can actually see it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
  • Check the loft hatch can be reached

Checking the roof from the ground

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Give tenants a simple way to report leaks
  • Have gutters and outlets cleared every year
  • Arrange flat access in advance
  • File each roof report for future reference

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.

Catford: your questions answered

Do you survey roofs for landlords with property near Catford Bridge station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Can parking be tricky for a visit in Catford?

It depends on the street. If Catford has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What we look for on each type of roof

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

Roofs, chimneys and gutters in Catford

With Eltham Palace about 2.8 miles east, Catford sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Catford Bridge station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near Church of St Laurence and Community Centre, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces like Forster Memorial Park can get more leaves in their gutters in autumn.

Why get it checked now?

A dated condition report is useful for the building’s records. Surveying again later shows what has changed which helps with rolling maintenance. In Catford, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
