Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How a landlord roof survey works in Hither Green

Our landlord and block roof surveys cover Hither Green and the rest of London and the South East. A visit normally takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Everything is inspected as far as it can safely be seen including by drone where applicable. A written report with photos follows. We survey rented houses, blocks of flats and converted houses, and the problems we are asked to look at most are loose ridge or hip tiles and slipped or missing slates and tiles.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Hither Green runs like any other.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room

Landlord roof surveys around Hither Green

Queen's House, about 2 miles north, is one of the historic houses in the wider area around Hither Green. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Brindishe Manor School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Manor House Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Landlords, agents and block managers in Hither Green

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

When to book a survey in Hither Green

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time particularly where the roof can’t be seen from the street.

Things that often lead to a survey include:

  • Splits and blisters in flat roof coverings
  • Cracked or lifting flashings
  • Chimney stacks in poor repair
  • Leaks into upper flats

If you run a business near Lewisham Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • What they will not be able to tell you
  • How long the report takes to arrive
  • Will the report include photos?

What to expect from a roof survey

Hither Green: your questions answered

Does a conservation area affect roof work in Hither Green?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Hither Green?

Sometimes, yes. If Hither Green has controlled parking where you are, a visitor permit is the easiest answer.

Will you say whether the freeholder or leaseholders should pay?

No. The lease normally decides who is responsible, and that’s a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What a landlord roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Walls, floors and services beyond the roof
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
