How a thermal roof survey works in Hither Green

A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. Common reasons to book are wet insulation beneath the membrane and leaks that are hard to trace, across insulated roof spaces, commercial roofs and pitched roof slopes.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Thermal roof surveys in Hither Green: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. About 2 miles north lies Queen's House, a reminder of how long the area around Hither Green has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark like Church of St Swithun, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For a London address like Hither Green, it helps to know about controlled parking before the day, along with any off-street space. For businesses in and around places such as Lewisham Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.

Hither Green is about 2 miles south-east of New Cross, in Greater London. In Hither Green, as across Greater London, every roof gets the same careful survey. Our area takes in places right across Greater London.

How we price thermal roof surveys

To price your survey, we check:

  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • The size of the roof
  • Height and safe access

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

These details help when you contact us:

  • What kind of property and roof it is
  • How the loft is reached, if there is one
  • Dates you are working to, such as exchange
  • The reason for the survey, like buying, a leak or storm damage

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.

Different roofs, different checks

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Honest limits

It helps to know what a survey won’t do before you book:

  • Readings unaffected by sun, shade or reflections
  • An energy rating for the building
  • What’s inside walls or under coverings, without opening up

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Commercial roofs

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes about 1–2 hours at most homes, and more on a big or complicated roof. For a visit in Hither Green, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets in another room
  • Leave a clear route to the loft

Questions from Hither Green

How do I find out if my home in Hither Green is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you fly a drone over a roof in Hither Green?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
