Thermal roof surveys for homes and businesses in Catford
A thermal survey is not a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. If a finding can’t be confirmed, the report suggests a next step. We’re frequently asked to look into leaks far from where the stain appears and stains that keep coming back, across ceilings below the roof, flat roofs and loft conversions.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at, in Catford as anywhere. Let us know about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Do you need a thermal roof survey in Catford?
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.
Problems we come across frequently include:
- Damp that repairs haven’t cured
- Areas losing heat at the eaves and junctions
- Wet areas near outlets and upstands
- Leaks that are hard to trace
Take a building like Holy Cross Catholic Primary School: big roofs are where photos from the air and thermal images show the most at once.
Questions to ask before you book
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft is part of the inspection
- What the report includes, and whether it has photos
- What happens after the report arrives
Thermal roof surveys in Catford: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help.
Catford is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised. Take an older house close to Church of St Laurence and Community Centre: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What a thermal roof survey does not cover
Some things can’t be seen without opening up the roof, so a survey has limits:
- Readings unaffected by sun, shade or reflections
- Whether the deck or roof structure is strong enough
- An energy rating for the building
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Catford: your questions answered
How do I find out if my home in Catford is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is parking a problem for a survey in Catford?
Sometimes, yes. If Catford has controlled parking where you are, a visitor permit is the easiest answer.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
Will the camera show exactly where the water is?
No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Will thermal imaging find my leak?
It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
The survey, step by step
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- Keep pets out of the way during the survey
- Agree roof access with the managing agent if it is shared
- Have any questions written down, so nothing gets missed

Advice
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.
Why act early in Catford
Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
