About our thermal roof survey in Lewisham

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. If you’ve noticed heat escaping through the roof and damp where roofs meet walls and chimneys, we can find out what’s behind it, whatever the roof.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Lewisham as anywhere. Mention access, height and anything unusual about the building as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

How it works

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it typically takes between one and two hours for a house; commercial roofs usually need 3–4 hours. From the street, a London terrace normally shows only its front slope or parapet, so in Lewisham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Leave side gates unlocked
  • Move anything stored under the loft hatch

Common questions in Lewisham

Can parking be tricky for a visit in Lewisham?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

How do I find out if my home in Lewisham is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Will I get photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Leave it or get it looked at?

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Can I check my roof myself?

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Airspace, weather and Lewisham roofs

There are several hotels within about a mile and a half of Lewisham. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

For hotels and guest houses around Lewisham, a roof problem found early is far less disruptive than one found by a guest. Take an older house close to St Stephen's Church: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone
  • Insulation values or heat loss calculations

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.

What we check

  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces

When to book a survey in Lewisham

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when it is warm inside and cold outside.

Look out for signs like these:

  • Patches of heat loss across the roof
  • Thin or uneven insulation in the roof
  • Cold spots on ceilings under the roof
  • Moisture around outlets and upstands

For businesses in and around places such as Lewisham Shopping Centre, large commercial roofs are often easiest to see by drone or thermal camera.
