Landlord roof survey in Horn Park
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It does not include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey blocks of flats, shared roofs and converted houses, and people most often book us about choked outlets and gutters and damp or stains in top-floor flats.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours for a single let house, with blocks of flats taking longer. In a London area like Horn Park, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Clear the way to the loft hatch
- Point out any leaks or damp patches
- Jot down any questions you want answered

Roofs, chimneys and gutters in Horn Park
Eltham Palace, about 1 mile east, is one of the historic houses in the wider area around Horn Park. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Horn Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
The streets around a church like Church of St Saviour are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park such as Manor House Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
Horn Park is about 1 mile west of Eltham, in Greater London. In Horn Park, as across Greater London, every roof gets the same careful survey. Our Greater London coverage includes Horn Park. London is in our area too.
Here we cover the SE12, SE9 and SE3 postcode area for landlord roof surveys. If you need a landlord roof survey at a property on Winn Road, Horsa Road and Guibal Road or a nearby road, we can help. Further out, we also cover London (6 miles north-west), City of Westminster (9 miles north-west), Marylebone (9 miles north-west), Kensington (10 miles west), St Pancras (8 miles north-west) and Shoreditch (7 miles north-west).

When to book a survey in Horn Park
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.
These are some of the problems a survey can pick up:
- Flashings that have come away
- Damaged party-wall upstands or parapets
- Gaps where tiles or slates have slipped
- Worn ridges, hips and verges
For businesses in and around places like Lewisham Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Choosing a roof surveyor
- What exactly goes into their report
- What the survey won’t cover
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What experience they bring
Roof by roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. We give them close attention.
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.
Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check your lease or ask a solicitor about who pays
- File each roof report for future reference
- Keep roof outlets and gutters clear
- Act on high-priority defects quickly
You receive a written report with photographs and recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.
Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.
Questions from Horn Park
Do you survey roofs for landlords with property near Lee station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Horn Park listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you survey a shared roof on a terrace or converted house?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
