Landlord roof surveys in Chinbrook

Landlord roof surveys for homes and businesses in Chinbrook

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there’s safe access. We survey rented houses, converted houses and shared roofs, and the problems we’re asked to look at most are missing or loose roof coverings and loose ridge or hip tiles.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Chinbrook with this kind of roof, the hidden gutter is one of the first things to check.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a landlord roof survey looks like in Chinbrook

About 1.3 miles north-east lies Eltham Palace, a reminder of how long the area around Chinbrook has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Chinbrook is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

For businesses in and around places such as The Glades, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Marvels Lane Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why get it checked now?

An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Common roof problems in Chinbrook

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

People typically book a survey when they’ve noticed something like this:

  • Ceiling stains reported by tenants
  • Missing or loose roof coverings
  • Damaged party-wall upstands or parapets
  • Gutters overflowing onto walls

If you live in an older home near Jubilee International Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking anyone

  • Which parts of the roof they’ll actually see
  • Whether the price includes VAT
  • Whether the loft space is looked at, where there is one
  • Are they insured for the work?

What a roof survey includes

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It usually takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. For a visit in Chinbrook, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Let us know about parking before the day
  • Jot down any questions you want answered

How we price landlord roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • Chimneys, valleys, parapets and other details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

What we look for on each type of roof

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. They’re checked during the survey.

Rented homes, blocks and businesses

Landlords and letting agents in Chinbrook book surveys as well as homeowners. A report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Chinbrook: your questions answered

Is my home in Chinbrook listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

I let a flat near Grove Park station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.

What if it rains on the day?

Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Do you survey roofs shared between flats?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted as well as what could.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
