Questions from Chinbrook

How do I find out if my home in Chinbrook is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can parking be tricky for a visit in Chinbrook?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you need to go inside the property?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

About our pre-purchase roof survey in Chinbrook

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We’re frequently asked to look into roof slopes that look uneven or sagging and slates or tiles that have slipped or gone, across chimney stacks, the roof space and lead flashings and valleys.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Chinbrook, or for new roofing work there, those junctions deserve a proper look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. From the street, a London terrace usually shows only its front slope or parapet, so in Chinbrook we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Advice

Prices for pre-purchase roof surveys in Chinbrook

Not every roof costs the same to survey, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What we need to know

Getting the details right at the start saves time. Please include:

  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • The address and postcode of the property

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Pre-purchase roof surveys around Chinbrook

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Historic houses such as Eltham Palace, about 1.3 miles north-east, show how far back building around Chinbrook goes. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you live in an older home near Jubilee International Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask for any paperwork for recent roof work
  • Ask the seller about past roof repairs
  • Pass the findings to your conveyancer
  • Notice patches of new decoration in top-floor rooms

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

When you need someone else

In fairness, a roof survey has limits:

  • Whether the price should change, which is between you and the seller
  • Defects hidden under coverings or inside walls without opening up
  • Whether timbers meet design loads

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we check

  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • The roof space

What we’re asked to look at in Chinbrook

Rear extensions, dormers and garages often have flat roofs. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

Things that often lead to a survey include:

  • Quick fixes on flashings and valleys
  • Gutters choked with leaves and moss
  • Damp timbers or stains in the loft
  • Cracked flaunching or crumbling chimney pointing

For a London address like Chinbrook, it’s useful to know about controlled parking before the day, along with any off-street space.
