Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Drone roof survey in Chinbrook

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If permission is not given, we inspect by other means and tell you. Prison sites also have drone restriction zones. We survey large and complex roofs, tall and steep roofs and chimney stacks, and people most often book us about loose ridge and hip tiles and eroded pointing on a chimney stack.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Chinbrook, the address is checked against all of them, and permission is never taken for granted.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Chinbrook questions

Is my home in Chinbrook listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is parking a problem for a survey in Chinbrook?

It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is Chinbrook in your area?

Yes, we do. Chinbrook is part of the area we cover, and the service is the same as everywhere else we work.

Will the drone show what’s under the tiles?

No. The drone photographs the outer surfaces, but it cannot see under the coverings. We look in the loft from inside where it is safe.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

What does a roof survey cost?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Different roofs, different checks

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. The drone covers the roof area by area.

Leave it or get it looked at?

Planning roof work without seeing the roof is a gamble. You get photographs of every part we can see, with recommendations prioritised by urgency where relevant. That helps you put the work in order. In Chinbrook, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Drone roof surveys in Chinbrook: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Chinbrook is one of them, bay roofs, hips and later dormers each have their own details. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

With Eltham Palace about 1.3 miles north-east, the area around Chinbrook has a long history. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. Take an older house close to Jubilee International Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you run a business near The Glades, a commercial roof can be photographed from above without anyone walking on it.

Chinbrook is about 1 mile south-west of Eltham, in Greater London. We visit Chinbrook as part of our work across Greater London, for homes and businesses alike. Chinbrook is one of the towns and villages in Greater London where we work. Our London page covers surveys nearby.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A flight on a day when the weather is not safe
  • Whether the roof structure meets design loads
  • Roofs and gardens beyond the one we are surveying

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs on upper floors
  • Tall and steep roofs
  • Large and complex roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Fragile roofs

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it normally takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In Chinbrook, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. If the loft can be reached safely, it’s checked too.
  5. You get photos, findings and clear recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Keep pets in another room
  • Show us where any leaks or stains appear
