Drone roof surveys in Horn Park: local notes

The flight restriction zone around London City Airport comes within about 2 miles of Horn Park. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up.

If you live in an older home near Church of St Saviour, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps. As a London address, Horn Park can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

About our drone roof survey in Horn Park

From the air, the outer surfaces are clear, but it cannot see inside. Where there is safe access, we look in the roof space too, since that is where leaks and condensation frequently show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. We survey fragile roofs, flat roofs on upper floors and tall and steep roofs, and people most frequently book us about damage after a storm that can’t be seen from below and plant growth and moss on the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Horn Park as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Leave it or get it looked at?

Faults on high roofs tend to be found late. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

How it works

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a visit in Horn Park, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

What we’re asked to look at in Horn Park

Strong winds can lift slates, tiles and ridge pieces. It’s hard to tell from below what has shifted. Close-up photos make it clear what has been disturbed.

We are frequently asked to look at:

  • Wind damage high on the roof
  • Flat roofs on upper floors that hold water
  • Eroded pointing on a chimney stack
  • Plant growth and moss on the roof

Shop and office owners around Lewisham Shopping Centre may find that large commercial roofs are frequently easiest to see from the air or with a thermal camera.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What exactly goes into their report
  • How much experience they have with roofs like yours
  • Whether VAT is added on top

What’s in a roof survey

What a drone roof survey does not cover

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • Flights in a restricted zone without permission
  • Roofs and gardens beyond the one we’re surveying
  • Flights in strong wind or heavy rain

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

Questions from Horn Park

Can parking be tricky for a visit in Horn Park?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is drone flying allowed in Horn Park?

The answer turns on the exact location and the conditions on the day. Horn Park is about 2 miles from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Is Horn Park in your area?

Yes. We survey roofs in Horn Park and the rest of Greater London. To book, ring 07833 053749 or send us an email.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long is the visit?

Most surveys take an hour or two on an ordinary house, and more on a big or complicated roof. The report follows by email.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
