What affects the price in Middle Park

To price your survey, we check:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Before you get in touch, it helps to have:

  • The reason for the survey, like buying, a leak or storm damage
  • The property’s address and postcode
  • Dates you are working to, such as exchange
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.

About our landlord roof survey in Middle Park

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’re worried about damp or stains in top-floor flats and standing water on a flat roof, we can find out what’s behind it, on shared roofs, blocks of flats and gutters and downpipes alike.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Middle Park are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

How the survey changes by roof type

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We check it where there is safe access, looking for staining, damp and daylight.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

FAQs for Middle Park

I let a flat near Mottingham station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and let us know about the building.

Does a conservation area affect roof work in Middle Park?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you use drones?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours for a single let house, with blocks of flats taking longer. For a visit in Middle Park, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If you’re buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch

Arrange a survey

Getting a price is simple: just phone 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • The structure in the way a structural engineer would assess it
  • Asbestos testing of roof sheets or soffits
  • Areas behind locked flats or blocked hatches

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Rented houses
  • Gutters and downpipes

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Local roofs in Middle Park

The wider area around Middle Park has a long history of building, with Eltham Palace about 0.4 miles east. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Saviour, its chimney, valleys and lead work are likely to be the parts that need attention first. For businesses in and around places such as Lewisham Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like Middle Park Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
