Useful tips for Blackheath property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Watch the ceilings below the flat roof for stains
  • Never stand on rooflights or fragile sheeting
  • Book a survey every few years
  • Check the outlets after the leaves fall

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

About our flat roof survey in Blackheath

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey EPDM rubber, felt flat roofs and upstands and outlets, and people most frequently book us about leaks around rooflights and raised blisters across the surface.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Blackheath, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about one to two hours at most homes, though large, tall or awkward roofs take more time. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Questions from Blackheath

Can parking be tricky for a visit in Blackheath?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you look at commercial flat roofs near Blackheath, like hotels?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you ahead of the visit.

What does the report include?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

Does the report include photographs?

Yes. Photos are part of every report, so you can see each point for yourself.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

What this survey cannot tell you

It helps to know what a survey will not do before you book:

  • A promise that the roof will not leak in future
  • Parts of the roof that are not safe to walk on or view
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.

Flat roof surveys in Blackheath: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Queen's House, about 0.9 miles north-west, show how far back building in the area around Blackheath goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you let a flat or house near Blackheath station, the flat roof over a let home is worth a look before it becomes a tenant complaint. The streets around a church like Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Surveys for landlords and agents in Blackheath

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the flat roof, with photos, useful for planning maintenance.

Do you need a flat roof survey in Blackheath?

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

A survey makes sense if you’ve noticed:

  • Cracked or split membrane
  • Edge trims that have lifted or split
  • Outlets that hold water back
  • Signs of deflection in the roof deck

If you run a hotel or guest house in or near Blackheath, a roof problem can mean rooms out of use, so it pays to find faults before guests do.
