How a flat roof survey works in Maze Hill
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, upstands and outlets and EPDM rubber, and people most frequently book us about a sagging deck under the covering and raised blisters across the surface.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Maze Hill, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

Flat roofs in Maze Hill
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. There are several hotels within about a mile and a half of Maze Hill, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
If you own one of the older houses in the streets near Christ Church, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as John Roan School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Do you need a flat roof survey in Maze Hill?
Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
These are some of the problems a survey can pick up:
- Blistering in felt or asphalt
- Water getting in at rooflights
- Loose or cracked edge trims
- Pools of water lying on the roof
For landlords with property near Maze Hill station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Why it is worth a survey now in Maze Hill
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your roof before you book.

The survey, step by step
Once we’ve finished looking, we write up our findings as a written report with photographs. As for time on site, it typically takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. In a London area like Maze Hill, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
- Gather any invoices or paperwork from past roof work

Advice
Roof by roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.
Single-ply membranes
Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What else we do in Maze Hill
Maze Hill: your questions answered
Can parking be tricky for a visit in Maze Hill?
Parking in Maze Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Can you look at the flat roof of a hotel or office near Maze Hill?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What does the report include?
Written findings with photos, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
How long will you be at the property?
Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report follows by email.
