Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney surveys for homes and businesses in Maze Hill

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We survey shared and party-wall stacks, chimney breasts and lead flashings, and common reasons people get in touch are pots or cowls that look unsafe and gaps in the mortar around the pots.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Maze Hill as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Common roof problems in Maze Hill

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

These are some of the problems a survey can pick up:

  • Eroded joints in the brickwork
  • Unused flues sealed without airflow
  • Lifted or split lead flashings
  • Cracked or missing flaunching

If you run a business near Lewisham Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • When you will get the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the report includes, and whether it has photographs

What a good roof survey covers

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Why it’s worth a survey now in Maze Hill

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Any roof job in Maze Hill means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • Make sure the loft hatch can be reached
  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors

Roofs, chimneys and gutters in Maze Hill

About 0.3 miles west lies Queen's House, a reminder of how long the area around Maze Hill has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If your house is among the older ones in the streets near Christ Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building like John Roan School, a written record of a large roof helps plan work for the holidays rather than in term time.

Common questions in Maze Hill

Will parking be an issue for a roof survey in Maze Hill?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

How do I find out if my home in Maze Hill is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How much does a chimney survey cost in Maze Hill?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Is Maze Hill in your area?

Yes. We carry out chimney surveys in Maze Hill.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Use the report as a baseline for future checks
  • Keep track of stains on chimney breasts
  • Book a sweep for flues that are in use
  • Glance at the stacks from the street now and then

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Look at your chimneys from the ground now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
