About our chimney survey in Blackheath
A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey chimney pots and cowls, brick chimney stacks and flaunching, and people most frequently book us about unused flues sealed without airflow and spalled or crumbling bricks.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Blackheath has one, it needs checking from somewhere that can actually see it.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Roofs, chimneys and gutters in Blackheath
The wider area around Blackheath has a long history of building, with Queen's House about 0.9 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Blackheath is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces like Manor House Gardens can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. The streets around a church like Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Blackheath is about 1 mile south-east of Greenwich, in Greater London. We provide chimney surveys for householders, landlords and businesses in Blackheath and the surrounding area. Blackheath is one of the towns and villages in Greater London where we work for chimney surveys.

What we’re asked to look at in Blackheath
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.
People normally book a survey after spotting something like this:
- Flashings pulling away from the stack
- Spalled or crumbling bricks
- A stack that appears to lean
- Loose, cracked or missing pots
If you look after a building like All Saints' Church of England Primary School Blackheath, a written record of a large roof helps plan work for the holidays rather than in term time.

Why it’s worth a survey now in Blackheath
If you’re buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Flue inspections or sweeping
- Hidden damage within the stack
- Gas safety checks, which need a Gas Safe registered engineer

FAQs for Blackheath
I let a flat near Blackheath station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and tell us about the building.
How do I find out if my home in Blackheath is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you check the loft?
Typically, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
Can you survey a chimney stack we share with next door?
Yes. We inspect everything that’s safely in view and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
What will the report tell me?
A report with photographs, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Why is my chimney breast damp?
Typically it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.
The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so a visit in Blackheath moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a written report with photos and our recommendations.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors
- For a flat or shared roof, check access with the freeholder or managing agent
How to book
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

Brick stacks
Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
